BIM 101: BIM Glossary

BIM Terms for Architecture, Engineering, and Construction (AEC) professionals.

Core Concepts:

  • BIM (Building Information Modeling): A process for creating and managing information throughout a construction project's lifecycle.

  • BIM Model: The virtual 3D output of the BIM process, an intelligent design with parametric capabilities.

  • BIM Objects: Digital representations of physical building elements and materials.

  • Interoperability: The ability of different BIM software applications to effectively exchange and utilize digital data.

  • Open BIM: A collaborative approach using open standards and workflows, specifically IFC.

Information Management:

  • Common Data Environment (CDE): A centralized digital platform serving as a single source of truth.

  • BIM Execution Plan (BEP): A roadmap for BIM implementation, outlining methods, roles, and responsibilities.

  • Employer's Information Requirements (EIR): Defines the specific information the client expects from the project team.

  • Asset Information Model (AIM): An information model specifically for the operational phase of an asset.

  • Project Information Model (PIM): Encompasses all graphical and non-graphical data generated during design and construction.

Model Detail & Development:

  • Level of Development (LOD): Defines the extent of BIM element geometry and attached information at various project stages.

    • LOD 100 (Conceptual Design)

    • LOD 200 (Approximate Geometry)

    • LOD 300 (Detailed Design)

    • LOD 350 (Construction Documentation)

    • LOD 400 (Fabrication & Assembly)

    • LOD 500 (As-Built)

  • Level of Detail (LoD): Refers specifically to the graphical content or visual appearance of a model element.

  • Level of Information (LoI): Denotes the non-graphical data or information associated with a model element.

Standards for Seamless Workflows:

  • Industry Foundation Classes (IFC): An open, neutral data format for exchanging BIM data across different software applications.

  • COBie (Construction Operations Building Information Exchange): A non-proprietary format for delivering asset data for operations and maintenance.

  • ISO 19650: International standards providing a framework for managing information over the full lifecycle of a built asset.

Understanding these terms empowers AEC and Revit professionals to navigate modern projects with confidence, driving efficiency and innovation.
